180 Piccadilly & 50 Jermyn Street

180 Piccadilly, also known as French Railways House and 50 Jermyn Street is a redevelopment project which will transform the buildings into a new high-calibre Grade A office development, with street level retail designed by Make Architects.

Our aim is to keep you, the local community, informed of forthcoming activities and progress through regular updates on construction.

The Development

The new building will provide 66,800 sq ft of brand-new, high-quality workspaces over seven floors, with a new retail offering at street level.

The scheme will embrace the principles of sustainability and the circular economy, retaining the existing foundations and basement, reusing structural steel from the deconstruction of another GPE building, as well as delivering a biodiversity gain through new roof terraces.

The project aims to excel in sustainability and become an exemplar scheme, with extremely high aspirations with regard to all aspects of sustainability, including the circular economy and general re-use.

Targeting industry-leading accreditations within the scheme, including Net Zero Carbon, BREEAM, WELL, and NABERS UK, we aim for the project to be all-electric and fossil fuel-free.

Team

Mace have been confirmed as the Principal Contractor for the project and with main demolition works now completed, have taken possession of the site until completion of the full works.

John F Hunt will be continuing works for Mace until the basement and the central core construction is completed. This is the 1st phase of the new build works.

The professional team also includes Make as Architect,  M3 Consulting as employers agent, TT Alinea as cost consultant, Elliott Wood as structural engineer & sustainability consultant, Hoare Lea as services and energy consultant and Orsa as CDM-C consultants.

Mace have now commenced the appointment of further delivery partners with W Hare now confirmed as the steelwork contractors. They will commence works on site once J F Hunts have completed their main new build works.

Planning

Planning permission for the redevelopment of the site was granted in May 2022.

Site Works

Site mobilisation, surveying and enabling works to facilitate demolition works and validate current designs.

Upcoming Works

Underpinning, hoarding around site perimeter, scaffold protection screens along all facades, localised demolition to facilitate tower crane installation, piling, tower crane base and tower crane erection, installation of noise, vibration and dust stations.
