Project Overview 

John F Hunt has been appointed as a specialist demolition and enabling works contractor. Their remit through the early stages of this project is to carefully take down the original  concrete frame properties, starting in March 2024 and finishing in September 2024, followed by the construction of a new concrete basement and seven-storey concrete core.

The scope of works encompasses the following activities:

Soft Strip: This initial phase involves extensive survey work, then careful removal of internal fixtures finishes and fittings, including air conditioning and other building services, floor coverings, raised floors, ceiling tiles etc. preparing the existing structures for demolition.
Demolition: Carefully demolish the existing buildings from the spring to early summer.
Creation of Basement Box: A new reinforced concrete basement box will be formed extending to ground level.
Form New Substation: As part of these works, a new electrical substation will be formed along Duke Street accessible from street level.
Erection of New Core: A new reinforced concrete core will be erected, serving as a structural backbone for this new seven-storey development.

These works are due to start on site in March 2024 and continue through until Q2 2025.

Upcoming Works

 

John F Hunt will continue and start the below works:

50 Jermyn St

• Continue breaking the existing basement foundations as per below mark up
• Continue with excavation works to allow construction of new basement foundation
• Cast new concrete blinding to allow and commence waterproofing and construction of new basement foundation

180 Piccadilly

• Complete the TW to facilitate the removal of GF slab and commence demolition works
• Continue with the breaking out works of existing basement slab and removal of existing foundations
• Commence construction of new basement raft following the removal of existing foundations

Phase One: Site set up, demolition and scaffold erection

Site set-up will include: erecting perimeter hoarding (segregating working areas from public areas); erecting a tower crane; setting up the delivery pit lane on Jermyn St.; and installing all temporary services required for the initial works.

Once the site set-up is in place, scaffolding will be erected around the building perimeter and enclosed in protective sheeting to enable the safe demolition of the existing buildings. The demolition works will be carried out progressively from level eight to the basement level, and the scaffolding will be removed upon completion of these works. At the end of the demolition, Mace will take over the role of the Principal Contractor from JF Hunts.

Phase Two: Substructure

This phase will see the formation of the basement structure, including new foundations, new drainage, upgrading of the existing vaults and waterproofing of the perimeter walls up to ground level. Once the basement slab is formed, the superstructure works will commence. Within this phase underpinning required to the existing structure will be completed along with the initial works required for the new UKPN substation to be formed.

Phase Three: Superstructure

Once the substructure is complete, the team will focus on the superstructure section. This section includes the completion of the ground floor concrete slab and the erection of the new reinforced concrete core, which will enable the commencement of the new steelwork frame. Most of the frame will be composed of reclaimed steelwork from another GPE project, making this a flagship project for the circular economy.

Once the main frame is complete, structural floors will be installed on the upper levels. At this stage, we will remove the original tower crane and position a new tower crane on the central core to enable the future installation of the façade. We will also install the main external hoist to facilitate the movement of materials and staff.

Phase Four: External facades & Envelope

Completing the superstructure will enable the commencement of the façade works, which will vertically seal the building. The façade will consist of pre-fabricated panels finished in Portland Stone. These are manufactured off-site and will be installed progressively with pre-glazed windows. We will also progress with the new party wall elevation using pre-cast panels.

At the same time, we will be working on the roof structure and plant screen together with commencing and progressing all roofing waterproofing and finishes to the terraces, including safety balustrading. The mansard sections of the project will also progress once the main pre-cast panelization is complete.

At this stage, a scaffold will be installed along the building perimeter from level five to allow the formation of the new mansard and the installation and testing of the external zinc finishes and windows. We will also install the decorative panels and glazing in the reception entrance and retail units.

Phase Five: Internal Fit-out

This phase relates to all works involving the building interiors, including erecting new internal walls, creating a raised access floor, joinery and carpentry, painting, tiling, installing lifts, staircases, balustrades and other floor finishes. We will remove the tower crane from the roof and commence the installation of the new mechanical and electrical services.

During this period, we will coordinate all work interfaces to achieve the design intent set within the brief.

Phase Six: Commissioning & external works

The final stage of the process is commissioning, when we will ensure that all services have been tested and confirmed to be operationally compliant. GPE and all relevant statutory authorities will then fully inspect the building before it is handed over to the end user.

During this period, we will also complete any required external paving works.

Minimise Disruption

We’re committed to managing the impact of the construction works so that disruption to the local area is kept to a minimum. A ‘Site Environmental Management Plan’ for the site has been approved by Westminster City Council and both John F Hunt and Mace will ensure compliance with this document.

This plan outlines how our construction works will take place as well as what mitigations will be put in place to minimise the impact on the local community during the works. This includes site operating hours, noise and vibration mitigation measures and monitors and how the traffic will be managed to and from site.

The project is also signed up to the Considerate Constructors Scheme – Considerate Constructors Scheme (ccscheme.org.uk) (CCS). All constructors signed up to the scheme must make every effort to ensure their site teams care about the appearance of the site, respect the local community, protect the environment, secure everyone’s safety, and value their workforce. CCS will carry out 6 monthly site audits to ensure we are ensuring that the local community are informed, engaged and positively impacted by the project.

Throughout the construction process we will also ensure that the local community has access to the latest information on the key works taking place through regular updates, so that you can get in touch with any questions or to raise any issues relating to the construction works. We are also available to meet with you when requested to talk through the works and any queries or concerns.

Dedicated Construction Neighbourhood Liaison Manager

John F Hunt has appointed a dedicated Construction Neighbourhood Liaison Manager to honour our commitment to minimise disruption for local residents, businesses and people who work and visit the area.

The Construction Neighbourhood Liaison Manager is working with all contractors on site, ensuring that neighbours are kept regularly updated and will respond promptly to any issues or questions that arise.
